At DREAM HOMES, we believe we have created the ideal opportunity for a home based business-Allowing you to become a DREAM HOMES Rental Agent. Like all great ideas, this one is simple, yet effective. You own your own business taking reservations for DREAM HOMES guests.

Here's How it works

• A family is preparing for the vacation of a lifetime-a trip to Disney World, Florida.
  
• The family needs a place to stay, so they look on the internet. The family finds your web page ad and likes what they see. They contact you to ask for more information.
  
• Here's where the fun begins. The family e-mails or calls you on the phone. You will speak with people from all over the world. Sometimes they are ready to book right away, sometimes you need to develop a relationship with them. In time, you find families who want to book their DREAM HOME through you.
  
• You take all the reservation information and e-mail it to DREAM HOMES. The company then sends your guest a confirmation letter with all the information they need to find and enjoy their DREAM HOME vacation rental. You are identified as the rental agent and the company does its best to keep the family as your exclusive guest-So they tell their friends about you and book with you next year!
  
• When your guests arrive in Florida to check in at our DREAM HOMES office, the transaction is finalized and you receive a commission--$10 per night!
  
• The more advertising you do, the more guests you book, the longer you are in business, the bigger your business grows and the more money you make.
  

At DREAM HOMES, our philosophy is simple. We believe our Rental Agents should be concerned with taking care of their guests, so we do all the "grunt" work for you. Once you take a reservation, you e-mail it to us and we send out the confirmation letter, check the guest in, collect the payment, and deal with any concerns during their stay. Your job is to provide excellent customer service, which does not end after the guest arrives! Once they return home, we expect you to contact them and ask how their stay was. This level of service will impress your guests and increase your referrals.

How do I get started?

While we provide the homes, your job is to find the guests. Some of our Agents have had success by advertising on the internet. Others use word of mouth or newspaper ads. Once you become an Agent, I will offer suggestions on advertising. There are many ways to advertise your product. It is your business to grow as you see fit. You are an independent contractor for DREAM HOMES. I only require that any advertising you do have a high standard of honesty and integrity.

What does it cost me?

You can spend as much or as little money as you like advertising the product. Some agents are able to build their own website and host it themselves, other agents pay someone to do this. Some agents spend money on newspaper or other ads. Some just tell their friends, family, and coworkers about Dream Homes. How much time, energy, and money you put into this business is up to you. Obviously, the more effort you make the more opportunity for a bigger return.

How do I get paid and how much do I make?

Agents are reimbursed $10/night for each booking. The average booking is 7 nights. As an independent contractor, you are responsible for your own taxes. At the end of the year, you will receive a 1099 for all the commission you have received. We have found that once a guest is ready to book, it takes less than 10 minutes to take their reservation. The commission is sent out on or about the 10th of each month for the previous month's arrivals. As for how much you will make, that will vary greatly depending on several factors. Will you be doing this part time or full time? Will you place two ads or ten? Are you often home and available to answer the phone when it rings or can you forward your calls to a cell phone? Are you comfortable offering a home for rent and asking a prospective guest to place a reservation and give you their credit card information? Do you have the ability to sell these homes WITHOUT over promising, lying, or making them sound like something they are not? The answers to these questions will be the biggest determination as to your income. In addition, like all legitimate business opportunities, it will take quite some time for you to grow this business. Eventually, high customer satisfaction and word of mouth may become your biggest advertisement. In the beginning, however, you will have to work hard to bring the business to you.

We’ve been in business since 1998. We are a proud member of the Better Business Bureau, the Visit Florida, Orlando, Kissimmee, and Polk County Convention and Visitor’s Bureaus, all our homes are fully licensed by the Department of Business and Professional Regulations of the state of Florida, and we have occupational licenses for the State of Florida, Osceola, Polk, and Lake County. Begin by giving Lance a call at 407.396.2233. Every rental agent is given a personal interview. Don't worry, this will not be "high pressure." In fact, just the opposite. I try to talk you out of it! I plan to be in business a long time and I only want high quality people who understand the ups and downs of owning their own business and who have a high level of integrity. If, after the call, you still decide you are interested, we will get you started. Of course, I am available 24 hours/day 7 days/week to offer suggestions and support. Having a product this nice at a rate the average family could afford, we knew that it would not be hard to convenience people that this is the "way to stay".

Since becoming rental agents in early December 1998 we have had a lot of fun. It has been exciting working with people from all over the world. The start up cost of this business is minimal.(mostly web pages). You can put as many as you think you'll need, but the more you have the more it cost to get started. We started with 3 pages and have increased since we have started earning a commission. We have noticed that this business is a "2 month out" business. Meaning, if you have a webpage going in June, you will probably get your first arrival around the first part of September. We are having so much fun with this business and we are earning extra income from it. Lori has recently quit her job of 19 years and I have to say it is really nice having her around all the time.
